01 · Who we work for

Who does PAKA.archi work for?

PAKA.archi is a Warsaw-based architectural design firm that has designed multi-family residential buildings for developers and institutional investors across Poland since 2017, working in BIM from site capacity analysis to design supervision on site. Before the first visualisation, PAKA.archi calculates the net saleable area (NSA) and the construction cost per square metre, then designs what buyers will see with the same care: the façade, the entrance, the daylight in the apartments and the view from the windows.

How does PAKA.archi's design shape the return on your development?

The design determines how many square metres an investor can sell, at what price, and what they will cost to build. PAKA.archi manages these figures at 5 points in the design.

    We maximise net-to-gross efficiency across the whole development

    We calculate net-to-gross efficiency as early as the site capacity analysis and protect it from the first sketches onwards, since that is when most decisions about how much the investor will be able to sell are made.

    We match the apartment mix to demand

    We base the apartment mix on what sells in the location, so the developer is not left with the slowest-selling units.

    We keep construction cost in check from the design stage

    We choose structural spans, repeatable details, service routes and façade detailing so that none of them raises the cost per square metre without making the apartments better.

PAKA.archi covers every stage from the site capacity analysis through the concept and the building permit, technical and detailed designs required under Polish law to design supervision on site, and prepares floor plans and apartment sales sheets for the developer's sales office. The same team works on the project at every stage, in a BIM model from the concept onwards.
